Whether you’re in the market for your first hunting piece or just dreaming about owning your own land, these three factors are critical:
- Find an area where deer can get old – Look for regions with lower human pressure, less hunting competition, and nearby sanctuaries or no-hunting zones.
- Look for diversity — ag and timber mix – Properties with existing openings, early successional growth, or old fields save years of work and investment.
- Access is everything – Without good access (especially from the east side in west-wind dominant areas), you’ll struggle to hunt effectively.
